| During the concept development phase of a new building, EDGETT
WILLIAMS generates analyses of various building massing schemes, which allow for
quick comparisons of transportation system performance, core configurations, and
budgets. These analyses often incorporate unique core designs, equipment
configurations, and system features tailored to specific project needs Analyses
are performed using proprietary system traffic analysis software, developed over
the last ten years.

The standards, methods and calculations are based on
experience with landmark projects around the world, and performance data
compiled from major equipment manufacturers. EDGETT WILLIAMS can also assist owners to devise design guidelines for their
projects. These can include assumptions for occupancy and population, as well as
standards for traffic handling performance, car sizes, speeds, layout, equipment
spaces and location. Special considerations such as accessibility, parking and
interface with security and life safety systems can be included as well.

| During schematic design, EDGETT WILLIAMS produces general
equipment layout arrangements to match the building scheme or schemes under
consideration. Once a configuration is chosen, layouts of equipment and machine
room spaces are generated. Layouts include design data for related structural,
mechanical and electrical systems, compiled from major manufacturers’
published literature, applicable to the project location. Customized equipment
and configurations are proposed where required to overcome unique space
requirements or limitations, and these are accompanied by estimates for
additional costs which may impact the project budget.

Layouts and design data are provided for coordination with other design
disciplines. To assist the architect and minimize potential problems during
installation and the coordination of related work, EDGETT WILLIAMS reviews and
marks-up architectural drawings. EDGETT WILLIAMS layouts are produced in
AutoCAD, allowing for fast integration directly into architectural drawings.

EDGETT WILLIAMS produces comprehensive specifications of the
selected building transportation system for use in competitive bidding. EDGETT
WILLIAMS has extensive experience with the different codes, performance
standards, and manufacturer products in different countries, and draws on this
experience when preparing specifications.
The specifications produced are generic and performance
oriented, to ensure the best pricing and products are offered by qualified
manufacturers. Specifications are produced in standard CSI Division 14 format,
or in a format compatible with the client’s project design manual, and include
reference to codes and standards applicable to the facility being designed.
Specifications can be provided in WordPerfect, MS-Word or Ami-Pro, for direct
incorporation into project manuals.

Bid documents are assembled rapidly after approval of
the design, and include any special owner requirements in the bid
instructions. EDGETT WILLIAMS facilitates the bid process by communicating
project scope and requirements to qualified manufacturers, and if
appropriate, encourages manufacturers to submit approaches which can
decrease project cost or completion time. Maintenance pricing is obtained
at the time of the new equipment tender, so long term operating costs are
included in the economic evaluation of the tender. Equipment performance
specifications are typically included in maintenance agreements, to ensure
that original equipment performance levels are maintained.

| Manufacturer's proposals are analyzed for conformance with tender
documents and project objectives. This analysis includes a review of
pricing, equipment, service, as well as organization and project
management plan. EDGETT WILLIAMS coordinates any necessary follow-up
presentations, site visits, and the development of project installation
and management plans with the equipment manufacturer.

To minimize end-of-project punch list items, and ensure that the
final installation is consistent with architect and owner requirements, EDGETT
WILLIAMS reviews shop drawings and submittals from the selected manufacturer.
This review is coordinated through the architect with other building
disciplines, to prevent construction and occupancy delays, caused by time
consuming disputes, arbitration, and deficiency correction.

| EDGETT WILLIAMS monitors installation progress on-site, and
provides accompanying field observation and percentage completion reports. This
includes reviewing schedules, progress payments, change orders, and acceptance
forms to ensure work has been correctly performed. When the installation is
complete, it is reviewed for operational and architectural compliance with
contract documents, and system completion tests are observed. A punch list
outlining any deficiencies is produced.

| Documents for final completion, contract
close-out, and warranty are reviewed. To facilitate a smooth transition from
construction to operation for new projects, EDGETT WILLIAMS assists with
training building personnel to monitor system performance and maintenance.

condition, operation and maintenance at existing properties. System performance
is compared to standards appropriate for the equipment and building type.
Records of elevator maintenance, repair, callbacks, shutdowns and entrapments
are reviewed. Deficiencies in maintenance and performance are noted. The
existing maintenance agreement is reviewed with respect to contract coverage,
performance standards, pricing and terms.

| Custom agreement language can be
drafted based on owner and building requirements. A corrective action plan are
developed and implemented with building management and the elevator maintenance
contractor. For bidding maintenance services, EDGETT WILLIAMS identifies
qualified bidders, evaluates maintenance bids, assists with negotiations, and
provides recommendations for award.

| EDGETT WILLIAMS reviews existing installations with regard to
applicable local, state and federal codes and requirements, including the
Americans with Disabilities Act. Accessibility features observed include visual
and audible signals, buttons, tactile markings, emergency communications and
door systems.
EDGETT WILLIAMS has evaluated building transportation systems as
part of due diligence investigations for major properties throughout the US. Due
diligence reports include an inventory of existing equipment by type and duty, a
review of equipment performance and condition, and recommendations for
maintenance, equipment upgrade and corresponding budget estimates.

Over time, changes in building use, occupancy, tenant mix, codes,
and technology, combined with system deterioration and unsympathetic
modifications, may make a once satisfactory system less than acceptable. Based
on a review of existing systems, and client interviews to gain an understanding
of owner objectives, EDGETT WILLIAMS formulates practical recommendations for
modernization which can improve system and building efficiency. An appropriate
modernization specification is then prepared for competitive bidding. Once a
modernization program has been selected, EDGETT WILLIAMS works with building
management and the equipment contractor to formulate a modernization
installation plan to minimize downtime and inconvenience to tenants. Where
appropriate, changes in building operating procedures are suggested as well.
